N8720020 Object:  The country house is located in a secluded and sunny valley in Hunsrück.  It has 350 m ² floor space and 250 m ² effective area and offers representative high-comfort living.

General info: In 1988 the new building was established with the intent to refurbish the old mill.  Without taking into consideration the costs of construction eventually a representative and independent country house emerged that produced energy and provided private electricity and water for the house itself.

The new mill feeds 15 KW turbines. As an alternative a diesel powered generator that produces 10 KW is available.

In 1992 an electricity connection of 1,2 kms was built to the edge of the property. The property can be supplied with electricity and warmth by the turbine.

An oil-fired central heating with 10000 liter tanks is also available. The spring offers high-quality drinking water.

 A private purification plant exists. The building has two attainable cellar levels.

Here is the turbine space, a swimming-pool (5 x 10 m, needs to be tiled), heating, water treatment, workshop, assorted storage rooms, laundry and economic areas. From the ground floor and from the cellar one can reach the 70 m ² garage.

The lime sandstone of the outside walls are double built with interior air cushion. With the wide marble staircase one can reach the roof studio and 100 m ² south terrace.

 Both living floors have fireplaces. The living area is tiled.

         Organization: Cellar 1: turbine space, oil arrangement, boilerroom, water treatment area, warehouse, swimming pool, big anterooms, staircase, altogether approx. 100 m ² surface.

Cellar 2: swimming pool with shower and WC, 2 storage rooms, laundry, big anterooms, staircase, altogether 150 m ² surface. Ground floor: hall, guest WC, stairway, big living hall with dining area, fireplace and passage to the terrace, kitchen, 3 rooms, big bath, together more than 180 m ² floor space, garage 70 m ².

Upper floor: roof studio of 100 m ², fireplace, 2 rooms, 2 baths with WC, loft, altogether more than 150 m ² floor space, south terrace 100 m ². Property: Approx.

14000 m ² with terrace and access road belong to the house.  There is also an invested garden, meadows, a big pond and the mill.

The brook forms the border of the property. Macro and micro-arrangments:  Description of location: the offered former mill property is located in the Hunsrück, approx.

6 kms to the north-east of Thalfang near the forest (distance to the street approx. 100 m).

 Highway accessibility to Purfeld or Mehring is very easy.  Distance to Trier is approx.

35 kms.  In front of the property there is a bus stop.

Property: the property consists of four plots with altogether 13.622 m2.

 It is designed in a crescent form and has altogether 400 m in the east-west direction and 40 m north-south.  There are a lot of extended green areas which are used as garden area with some young Beeches.

 A pond is fed from the brook. Object description: Building: 2-story with cellar.

 It was built on the former mill property and includes a large single-family dwelling with a steep saddleback roof.  There is a partial garage with flat roof and roof terrace.

 Building was established between 1985 and 1990.  It has a turbine to produce water-power as well as an additional diesel generator.

 In the basement there is a swimming pool of approx. 5 x 10 m.

 The water needs of the house are taken care of with the well on the property.  Floor space: ground floor: 22,05 bedroom m2 / workroom 24,59 m2 / bath 10,65 m2 / workroom 13,80 m2 / children's room 14,40 m2 / living room 57,47 m2 / kitchen 10,14 m2 / children's room 14,44 m2 / vestibule 6,28 m2 / WC 3,36 m2 / hall 3,75 m2 .

 Altogether 180,93 m2 Attic: living room 92,52 m2 / workroom / bath 24,79 m2 / guest / bath 24,79 m2.  Altogether 138,13 m2.

Floor space 314 m2 / effective area 340 m2 / built area 3.150 m3 Establishment: concrete patrols foundation.

Brick-work: concrete, lime sandstone. Roof structure: saddleback, according to carpenter.

Roof fixtures: concrete brick, channels / gutter-pipes from sheet zinc. Facade: lime sandstone blend.

Ceilings: reinforced concrete. Stair: reinforced concrete, marble cover.

Visibile ceiling section: planking, plaster, concrete. Floors: ceramic, stone floor (attic).

Wall linings: visible brick-work, plaster, wood planking, ceramic. Windows: wooden window, glazed, insulated, massive, wooden shutters.

Doors / trim: oak veneer doors, fittings from brass antique. Baths: the ground floor: large bath with tub, shower, double sink, WC, bidet, room-high tiles, naturally exposed ventilation.

Upper floor: two small, interior situated shower-baths with sink and WC, room-high tiles. Heating: oil central heating.

Design: very spacious, functional for family use. Building drainage: small purification plant in the eastern garden area.

Extras: heating fireplace in the living room in the ground floor and upper floor; diesel generator in the garage; approx. 10.

000 liter water tank in the cellar. Outdoor arrangement: Path from the street is at the west end of the property.

 In the area there are many buildings with concrete and plaster.  Near the house is the big garden with a lawn and an access area to a bigger shrub planation (Rhododendrons among others).

 There are some building surfaces, an oriental pond arrangement, and behind it some beeches and conifers.  There is a mill ditch that is fed by a brook in the eastern part of the property.

 Directly interposed on the building is the concrete turbine area.  It is southwest from the dwelling-house.

 Structural condition: the whole building was established between 1985 and 1990 from solid materials and a lot of quality (concrete, lime sandstone).  There were no disadvantages discovered.

 The swimming pool in the cellar must be tiled.  The condition of the utilities as well as technical equipment correspond to the time of construction.

 Later a RWE cable was intalled to provide external electricity.
