N8720004 The object that is being sold is a tastefully furnished conference hotel / hotel with 14 spacious apartments.  The whole floor space and effective area of the object is approx.

900 square meters including 14 fully furnished apartments.  The arrangement is currently used as a block of apartments / a boarding house with a guest's apartment.

 There is also a separate restaurant (at the moment leased) with a separate entrance and a small hotel portico.  The seminar space and the manager / seminar leader apartment reveal the variedness of the possibilities of utilization.

 One could pursue the hotel business with very little cost or one could turn the building into an apartment complex.  The restaurant area with garden could be used for many different purposes.

 It could be a beer garden, vineyard and cafe terrace.  More than enough parking spots are provided.

 In the structural arrangement there is a food market with an effective area of approx. 600 square meters which is separated, yet integrated into the arrangement.

 The market and / or the hotel complex including restaurant and manager's apartment can each be acquired separately  or together (for market and hotel complex there are separate inherited building right.  These are listed in two separate books, according to the land register documents).

 Here in the garden, up to 100 guests can sit in little alcoves at tables for 2 or more people and comfortably eat dinner, drink and enjoy themselves.  Everything is fully licenced.

 An elevator exists which is built from the most modern design (oil hydraulic, making it maintenance friendly and reliable).  A 120 square meters medical practice with a doctor practising in it is on the estate as a general physician.

 The right-angled building connects the existing, modern terraced houses and the organization of the hotel.  This would enable the buildings to be connected while still leaving the pipe open in case repairs are needed.

The cultivation stands on the street corner and emphasizes the right angle with a little tower.  Here, in the ground floor, is a small business area with consulting rooms in the upper floor.

 A connection with the hotel remains possible here as well.  The north part of the wing in the ground floor contains a lockable surface for four passenger cars which can also serve as a stage for musical evenings or theater presentations.

 Surrounding this free building there are adjacent rooms that can be used by the small corner shop.  A room can be reached in the upper floor by a small stair.

The building wing in the south part of the street contains a small indoor swimming pool in the ground floor as well as a sauna and sanitary facilities.  It is connected by a stairway to the hotel and the little shop.

 This provides better surveillance of the area as well as more uses for the hotel or shop.  The access authorization is regulated with a locking arrangement.

 In the upper floor there are other double rooms as well as a single room.  A bridge connects the hotel with the new room and the indoor swimming pool with fitness room.

 The indoor swimming pool needs a room for the technical equipment.  This can be found under the turret space.

In the inner court there is a beer garden which is furnished and decorated with grape vines and hop tendrils.  These can be accessed by the covered hotel entrance and can be regulated.

 In the street there are 6 places and another 4 lockable spaces in addition to the current space.  The small trees refresh the built up area.

 The access to the hotel and to the restaurant is covered by a bridge all the way to the street.
